
When an FRA is required
- Development in Environment Agency Flood Zones 2 or 3
- Sites over 1 hectare in Flood Zone 1
- Sites with known surface water flooding or critical drainage problems
- Where the local planning authority requests one as a validation requirement
What our FRAs cover
Each assessment reviews all sources of flood risk to and from the site, applies the sequential and exception tests where relevant, sets finished floor levels, and specifies mitigation - from raised levels and flood-resilient construction to surface water management integrated with the site's SuDS strategy. Because we also design the drainage, the FRA and the drainage strategy always agree with each other, which is precisely what planning officers check.
