The requirement

A purchase was stalling after the mortgage valuation flagged cracking and 'possible movement' in a stone-built house, referring the buyer to a structural engineer.

Distinguishing long-standing, stable movement - near universal in Victorian stone housing - from anything active, quickly enough to keep the purchase alive.

An inspection of the cracking, wall plumbness and floor levels, assessment of the likely causes, and a clear written report: historic movement, stable, with modest repointing and lintel repairs specified for the worst elevation.

The outcome

The lender accepted the report, the price was adjusted for the repairs, and the purchase completed.
